Probate marketing needs to be very sensitive and professional - it's not the cheesy "my wife and I want to $BUY$ your grandma's house" stuff.Probate processes can take months, so we mail to them every 2 month over a 6 month period (i.e., 3 mailings).Some of the people I know that are successful with probates actually research the estates and call the executors/PRs.Any communication needs to be super professional - you provide a service to convert real estate to cash, with very little hassle.

I also have a few rentals (which I'm hoping to increase in the near future) and am planning on doing a rehab this year as well.For wholesaling, I've found that the best way to look at it is by keeping the seller's needs in mind and being sensitive to their problems.

So I wouldnt pay any attention to that.Now regarding getting the condo docs and when to order the inspection...that is going to be a little bit sensitive to both state law and what your contract states.

You will want to identify a few quality companies by researching here on BP and then chat with 2-3 at least.For static investments such as a single note or private stock, a custodian held account can be cost effective (Trust companies).If you will have a more interactive and time sensitive set of assets in your plan, a plan that offers checkbook control like the IRA LLC or Solo 401k will provide a more responsive platform.
