In a hot market, your reputation as a buyer's agent matters.

Essentially, some very reputable banks (often times a state or local bank) keep non-owner-occupied loans on their own books.  

Sadly, some people on here (as with any online site), either want to puff up their reputation by answering questions, but don't necessarily have the full information, understand our local markets here, etc.

But if your working with a reputable title company it can be done within 2 weeks or less.

He has built a very good reputation in this area and his company (Bridge/Bridge Management) specializes in turn-key investments.

Any reputable broker should be able to get you a sample policy, which will include those forms for your review.  

We'd like to get recommendations of reputable contractors in the MD and DC area.
