Anyways I completely agree with your statement "As long as there is a shortage, we will continue to have a strong market".I love equity and appraisals coming in way over what I expected but the rapid increase in prices needs to cool off before it does more damage than good.

I focus on riding the wave of transitions and have achieved both healthy ROI and rapid appreciation. its the reason I think Philadelphia is a good place to invest.

I dont think we will continue rapid growth at this rate but I definitely do not think prices will fall either and expect 2-3% average appreciation.

I have two one beds in Class A Bk neighborhoods, and they have not been easy to rent out lately, yes the market is rapidly improving, but it could still take some time to get the units filled, so I would be hesitant to pursue a deal where the margins are so tight.
