Goal setting is not something you should wait until the end of each year to do, but if you have been busy and maybe haven't been able to get around to either brushing off your old goals, validating your existing goals, or creating your new goals, now is the time to do it for 2025.

They get the first set of cash they need for the first set of materials. 

Double check any cap ex you might have coming in the next year or more there so you can plan to set that aside (boilers, roofs, etc).

That should set off alarm bells.

Then you can depreciate the property and rent it off setting a good chunk of your income with depreciation. 

We like the software, but the consulting service seems taking a bit too long... we would like to have someone to help us out with set ups, automation and a general marketing plan...

Lenders set their own terms which can be more favorable to investors with a lot of properties. 

I think we both agree that my team could have done better on the front end at setting your expectations from us on timing and availability of houses that meet your needs.  

I'd be interested to know if Airbnb is feeling much of this pressure at all?
