@James Wierzba this is not a straight-forward issue.In a PERFECT world the tenant would have brought up the water issue. 

The interests of contractors and the interests of inventors are not always perfectly aligned...? 

I’ve read to have your criteria high but not so high you’re sitting on your hands for 3+ months to Find the perfect tenant. 

It's a perfect place to start your real estate investing journey. 

However, if you have a tenant that does not have an ESA it’s perfectly acceptable to charge a pet deposit and a monthly pet fee.

As long as you like your job and/or industry and could do it for the next 15 years, what you are doing would work perfect for your plan.As you gain experience, maybe you can move into more units per purchase or start to BRRRR.

There is no zoning so this would be perfect for in-fill project. 

In an ideal perfect world you are cash flowing or near break even starting out and also either buy the property under its actual value or add forced appreciation quickly.
