Honestly I believe if you are a guy doing flips, with a track record, it is just way, way easier to get your financing lined up.This next part is my own straight talk, directed mostly at myself but perhaps it is also useful for the OP or others, so no offense please:It is also a function of personal finance, getting your own 'financial footprint' as small as it can possibly get. 

But never offensive when it hurts the bottom line.

As long as it's not offensive, they could care less what the name is.Yes, it definitely makes sense to rename a property if it has a bad reputation. 

Personally, I'd ask what do they need to close and give a polite deadline (not an offensive ultimatum). 

My post was a bit heated, but, I did my best to be rational, articulate and not offensive, so, it kind of irked me when I got the notice of removal.Thanks again for replying and clearing that up for me.
