They're builder grade compared to Lennox or Trane.If you want to save some money use another brand that Lennox owns like armstrong air or ducane. lennox is owned by allied air and allied air owns a bunch of other brands that in a nut shell are a lennox unit with a different paint job.

@Edwin Ortiz Step 1) Google map search look for small banks and credit unions just like you plannedStep 2) find what looks like a small bank with as few of branches as possible Step 3) go to each respective website and find banks with 3 or less branches.those people will be very agile and look at the nuts and bolts of what what you got.

I have not found too many single family properties in the burbs that will cashflow, I suspect its because the competition in the good school districts for single family is absolutely nuts at the moment, so you end up bidding against a family that wants there kids in the nice schools and will pay 20K-30K over asking.

I’m an investor starting out and when I tell co workers, friends, and family what I’m trying to do they automatically assume I’m going to fix and flip and when I mention wholesaling they think I’m nuts.
