I I spoke with a rep about the DSCR and he is saying mid 7s maybe a bit higher for loan interest rates. 

Tax benefits can help make a better business deal, but a bad business deal is hardly ever going to break even just because of tax benefits.The other big consideration you should have, in order to actually benefit from real estate fueled losses or credits, it will require a substantial investment of time - either to get over the material participation thresholds for short term rentals, or to get over the real estate professional thresholds for mid term /  traditional rentals. 

I'm looking to do a house hack and open to doing STR, mid-term or long-term rentals.

I would guesstimate that annual revenue is just below or around the million dollar mark with a labor percentage around the mid 20's!

Not sure what your short term rental regulations are for your area, but if HOA allows, airbnb could be a great way to acquire short-term, mid-term, or long-term roommates.

@Chelsey Coleman My husband and I have a guest room that we mostly rent mid term to visiting scholars, interns and students.

Anyone has experience doing mid-term rental in this SA for travel nurses?

Note I do not have many units but I would need to count to know the exact number (somewhere around mid 20s).  

So the potential for appreciation over the mid to long term should be strong.
