Let him do it, if its not satisfactory at the time of the move out and as long as you have a detailed move in inspection, you can charge him for whatever needs to be done to the yard.

I've had constant repairs with Class C#1 and this was a house that went through an inspection and had some minor repairs and I'm losing $300 to $500 a month most months.I also had a new AC unit stolen right before the tenant moved in.

I am assuming I pay for inspection again?

The guy who buys from me (Where I get $350 after 5 trips to inspect, all sorts of paperwork and hassle cause it's a HUD) and then sells and I get a commission (My regulars don't pay 3% list either).

In ca there is the balcony and stairwell inspection (sb721) that is to be completed by year end (I have not done mine and have asked 3 architects and 1 GC if they have necessary certifications to do it and none of them had the state required qualifications - but I have not tried that hard, I contacted existing contacts).  

misc also includes unexpected charges such as water charge associated with a leak such as a slab leak.In addition, at this rent point you will find it difficult to get a PM at 10% all inclusive (including tenant placement, inspections, lease renewals, etc).  

All contact, maintenance, inspection, lease, anything is handled in a queue....not a call.
