Let him do it, if its not satisfactory at the time of the move out and as long as you have a detailed move in inspection, you can charge him for whatever needs to be done to the yard.

I've had constant repairs with Class C#1 and this was a house that went through an inspection and had some minor repairs and I'm losing $300 to $500 a month most months.I also had a new AC unit stolen right before the tenant moved in.

In ca there is the balcony and stairwell inspection (sb721) that is to be completed by year end (I have not done mine and have asked 3 architects and 1 GC if they have necessary certifications to do it and none of them had the state required qualifications - but I have not tried that hard, I contacted existing contacts).
