I've house hacked 3 places with less than 20% down and done some as an agent, but by no means am an expert on the lending environment. 

As you said, $200 per door is ideal but probably not as realistic in this real estate environment.

I was a football, basketball, soccer, hockey player but never had the grades to be able to play for my schools so i was part of the school drama and later speech and debate team wich let me expirince life and environments completely different from mine while also providing a family feeling i was in search for. 

Generally speaking, if you don't mind the slightly higher interest rate, relative to a comparable 15 yr product, this is the most advantageous financing option in this rate environment. 

Ive currently allocated about 5-10% of my investment fund to explore crowdsourcing related platforms...an amount I personally feel comfortable with, knowing it can be a higher risk environment.  

The HVAC system was laying on its side underneath the house and moisture, flooding, humid Texas environment really did it in. 

You do not want to own property (or earn income) under the jurisdiction of a desperate & broke government unless there is a risk/return ratio that takes such an environment into consideration.

In today's current lending environment, no matter where the asset is, a line of credit on an investment property, through a conventional lender, is almost near impossible to obtain.
