You don't need a business plan, channel that focus/energy to finding a deal and running the numbers on properties.

I have multiple businesses that obviously feed into my personal taxes.

I use them on through their wholesale channel. 

One major (like fortune 500 major) business in the area but otherwise all other industry feeds off that business. 

If you are committed to selling your home on your own, however, there are a lot of established feeds on Bigger Pockets that will give you the best practices for doing so.

About a month ago I was searching for building wealth and saw a Podcast channel by Robert Kiyosaki of Rich Dad, Poor Dad and I listened to a couple shows.

I know in some markets, traditional forms of marketing like bandit signs and direct mail might work really well and in other markets people might be seeing success with their online marketing ( like websites, social media, youtube channel, etc).

if your numbers work, there is often enough meat to feed two lions.
