I recently came across a property through an agent with attractive numbers for a house flip.

I've done one flip and will be doing more this year and I'm also an agent licensed in DE, PA, and MD.

It took some long days, nights and weekends but within 2 years I was the office manager, successful agent and wholesaling/investing in my own deals. 

From there, adding discipline will get you to where you want.Instead what you're doing is advertising you have money, no knowledge and are going to have the average BP RE agent(bottom of the barrel quality) come here to promote their services with no regard. 

We work with an agent who specializes in leases and let her know of the properties we have available for MTR and she brings in a few reservations every year. 

Pick a market that: (a) meets this above,    (b) is a place people want to live,     (c) you have the resources to do what you do there ie PM's and quality agents. 

I am hoping to make connections to learn more about this market, which neighborhoods to focus on, as well as learn some pro tips as I begin my investing journey.To note, I have begun the loan pre-approval process and have a dedicated agent that is eager to find me a great property. 

I would start with either an agent who is focusing on investors, or even someone out of State.

I was a commercial agent until 2021, at which time I switched to corporate real estate. 

The ARV was believed to be around $235k so my agent told me to try to stay all in around $176K.
