An LLC has nothing to do with tax, it doesn't in anyway enhance your ability to deduct expenses if you were told that it was wrong.

If its in an up and coming area it seems the city would be foolish not to mix it up a little to enhance their tax base.

We closed on it in May, did some enhancements and changes to it, and now have it on the short-term rental/AirBnB/VRBO market.  

I have only ONE tenant out of 32 who is not paying rent only since July 1 (and she got the enhanced unemployment - there's just always a better use for the money than paying the rent), and it's driving me CRAZY. 

An HO-5 policy would do the same thing but would give you other enhanced coverages beyond the scope of your question.

I want to point out that having been initially the listing agent in the sale of my home, and now on the buyer side, she has the right and advantage of being able to tell the buyer anything that she learned about my situation and property while my listing agent that will enhance the buyer's purchase to their advantage. 

Nothing says you can't take classes that will enhance your career.

That’s just my personal thing.Of course you have to pay a premium for waterfront property and *might* have to have flood insurance (2 of 4 of mine do), but they aren’t building any more rivers, and I believe the price appreciation for these types of properties is greatly enhanced due to the water amenity.

I think you have to paint the picture of a long and happy future together and that it can be enhanced by Real Estate investing and that it need not take up time in your lives.
