STRs should have lots of margin, so you can absorb the ebbs and flows of them.By the way, you can self-manage your property without doing the cleaning etc. yourself - there's lots of tools to assist with that and all you need is a good, reliable cleaner, a handyman, and a system!  

When a tenant moves out we immediately rekey the tenant to our "hammer key" which all of our trades and cleaners and maintenance folks have a copy of-- the key is shaped like a hammer so they usually don't lose it or get it mixed up.

Also I take very good care of the homes I manage, always making sure they are up kept properly between cleaners and maintenance. 

I encourage you to consider who your tenant pool will be and try to understand if they will be open to sharing the space with so many others.You will also want to consider hiring a very thorough cleaner/team member with boots on the ground to ensure that items are in their proper storage, and broken items replaced—7 tenants in a furnished rental will get messy, so you will want someone to help you manage the logistics.

I'm not a particularly bright gut but I manage it just fine.Evolve only does the front end stuff anyway, so you were already scheduling cleaners, scheduling maintenance, etc? 

Have a property out of state the cleaner will set up for me.

-Look into a cleaner who knows how to use an ozone machine for the smell.

Time to go to Facebook, Craigslist or TurnoverBNB to see what cleaners are working the area.A great cleaner can handle some of the things you have listed for your assistant. 

If there is a different forum that is a better fit for this post, please let me know.The driveway is steep and gravel, and our handyman/cleaner (who worked for the previous owner and knows the house and its history well) suggested we have concrete poured to help with guests spinning out / getting stuck.
