Dan, this is a great practical example of what I always advise people to do - figure out how to get into the rooms where you are the only person there who knows anything about real estate.It's totally pointless to be in a room full of other real estate investors who are also looking for money for deals.You want to be in a room full of people with money and no competition from other real estate guys.So, skip the REI and BP meetings and join the country club or the local Chamber of Commerce or a BNI group.

nah you can do it... but smarter to budget a month without the bathroom.once you start the demo you will keep going until your down to studs and joists.do everything new, you wont regret it.the chamber pot system worked before it can work again.

@Jason Chambers Do search the form threads, there was recently a long thread on CAP rates - and the dangers of banding it about without really understanding its shortcomings.The CAP rate is a ratio which allows you to compare cash flows within a given location, but it tells you nothing about the quality of the cash flows being compared.Mathematically, CAP rate is simple: Net Operating Income / Acquisition cost.

All of the drain lines from the top floor should feed into the main line through gravity and bottom floor section enters into a pump chamber, reaches a certain level then activates the pump and then releases into the main line as well.
