I know this isn't the greatest time to get into the market and am well aware that Santa Fe is VERY competitive and low on inventory but my life/career is dictating decisions more than the desire to grow a portfolio in hotter markets (for now). 

from spending my last 10 weeks in miami looking at 500 land deals and making offers and doing underwriting on deals with construction values higher, the playing field above 10 million is so much easier and better and of more interest and separates all the newbies from sophisticated. at my level there is no reason to do small deals. the only multifamily I do under commercial at this point is a triplex we build over and over for out of state investors in Columbus Ohio which is just a unique little niche. tampa I'm not too familiar with zoning or rezoning but columbus is such an old city it has so many mutilfamily properties and rezoning is very easy to get the entitlements for ground up new construction.

Personal life’s and careers.  

The amount of likeminded attendees who have come from similar backgrounds or journeys to begin their real estate investing careers really helps an individual in this space find a place they can call home.

MBA is more useful for a career or passionate corporate leadership.

Any travel nurse is a brother or sister in my field, so my plan is to make sure their housing is everything they could imagine in comfort and necessity be met.  

But the actual impact in the long term we don't know yet, but what it seems so far is that it's not good for older tech or older management in tech field if they are not agile enough.

I've taken few trips back to Virginia in past few month and I met tens of people in the REI field.
