I am 6 months into my first job out of college and she has told me I must wait another 6 months (a full calendar year) into my new job to apply for a conventional loan because that will be the best option due to my credit, how much money, I want to out down (can put down), and doing my best to avoid PMI.

There are many things you can do to decrease your time doing tedious tasks (getting keypad locks for self check-in, automate guest messages through templates, finding a cleaner that will sync with your calendar, etc).

Pay someone to do it, or set it on your calendar as big as an event as your spouse's birthday!

Termination will be effective as of the last day of the calendar month following the 60 day notice period.

The document processor will calendar the file forward for, say, 2 or 3 weeks to see if they've received everything requested.

All rents are due on the first, and deemed "late" at 5 PM on the fifth calendar day, except if this falls on Sat, Sun, or Holiday, they get until the next regular Business Day, when late charge is applied.

I think its not a bad deal, feels like the calendar is a little off.
