We converted an existing shed to a 1 bed 1 bath apartment and now rent out the bigger house for great cash flow.

Have you seen the Property Llama tool by Bigger pockets member Chris Lopez? 

And much colder To me the bigger risk in CA would be the San Andreas fault line.

As a Banker my advice is to always have several conversations prior to and be very transparent with your Banker or Loan officer.You can use real estate to position yourself into a better or bigger home buts is like chess there are rules and you have to know in advance your next few moves. 

This depends on what services you offer.3) I am not familiar with the area, but I think working under one of the bigger PM or co-host companies in your area would help you get some experience you need to find co-host candidates.
