I am super comfortable on the engineering side but a good civil is great advice.I received a response from one of my design/build GCs yesterday. 

One of the biggest lessons I've learned is to almost never take advice on design from contractors.

In competitive markets like San Antonio and Austin you’ll need to prioritize design and furnishing and I highly recommend using an STR focused interior designer.
