It appears you've used up your "looky loo with no ratified contract" time allotment with this commercial lender.

With a 203k, there is no limitation on what type of work you can do beyond "luxury" items (No Pools - though there is an allotment of up to $1500 for pool repairs).

My experience with agents is that half the time they do a terrible job and you are paying them allot of money in my opinion for what they do so I would expect they be motivated to always do a great job for you but sadly I have not encountered that great attitude the majority of the time. 

and one more thing. i would not give them their SD back on the spot. make them wait the allotted tome you are allowed. you never know what you'll find later, and, they are trying to dictate to you how to run your operation.

First know that you will need to have allot of patience and think to expect allot of competition at those kinds of sales, Auctions I mean.

In future times when you will have put allot more effort and even you own money into your business you will want to have peace of mind so you can concentrate of growing your business on a solid and protected basis. 

It makes things allot simpler especially with negotiating the price.

I’m not trying to skimp on repairs and the first R in the BRRRR process but if it’s just a matter of me calling 5 banks and ordering appraisals (5*$500=2,500) - that is allot cheaper and will take less time then doing repairs.

Let us say the real estate market is hot and allot of properties get sold at a high price.

@Chris Seveney, I appreciate the advice, I've allotted for professional remediation of some components and an AQT when remediation is completed before I start putting things back together, the last thing I want to liability down the road or tearing out a bunch of stuff I just replaced
