However, I've recently come across articles discussing the potential benefits of lower down payments in certain situations.Given the current real estate market conditions, what are the critical factors to consider when deciding between a high or low down payment for an investment property?

"The provisions of this article shall not apply to any person, firm, partnership, association or corporation who, as a bona fide owner or lessor, shall perform any of the aforesaid acts with reference to property owned by him."

I had to give them the bad news, there were no beach properties that cheap and the real prices are $1M to $5M.These articles pull the sales data for zip codes which can span over 100 sq miles, but then show the income data from a small area (1 to 10 sq miles) within the zip code. 

The linked article claims 8 out of every 100 renters are evicted annually, but that only counts tenants evicted through the legal system.
