The big difference would be, with $20MM of cash in hand you will have people fighting for your attention and you will get more deals sent your way quicker than if everyone thought you were a tire-kicker.

If your number of assets is getting larger you may want to have a discussion with the attorney about an estate planning aspect, for example it may make sense to have ownership of the properties in some kind of trust, but if you don't have many assets (or dependents) then maybe it's premature at this point.As far as filing to create the LLC, my usual advice is, if this is your first time, use an attorney and pay attention to what s/he does.

Rents are about $1500 while his monthly payments lay around $2000.He now is tired of the townhome problems and wants to short sale, but I am trying to see if there is another option to save his credit and create a win-win for him.After looking at the comps I'm having difficulty searching for that solution.

Tire kickers with no skin in yet bothering residents by viewing apts or stores/offices is annoying and detrimental to our business. 

I am tired of the maintenance of it and the constant sprinkler issues to repair, not to mention the water bill in our drought afficted area.

Plus I hate the notion of selling one over-priced asset just to turn around and buy another overpriced asset given I have no faith in my ability to select counter cyclical asset classes.If I had a shaker operation or I was just sick and tired of the landlord process (even as passive as mine is) I might feel a bit different.

BUTI'm tired of where I work.

This will allow me to pursue my goal of hiking the AT from start to finish in 6 months.Year Long goal; to develop the means and methods to buy and manage real estate investments smartly, to find a duplex owned by a "tired" land lord in the Beavercreek and Springboro Ohio area that can be managed more effectively. 3 month goal; to line up a HELOC after interviewing multiple banks/CUs, to establish a well rounded networking group of experts and investors.  1 week goal; to look into different banks/ CUs per week and ask about their terms for HELOC.
