I also discovered damage to the roof and had to replace that, plus I graded and graveled the driveway and parking area. $24,000 worth of improvements, $20,000 in lost rent. 

Many buildings in NYC are way below capacity because they were bought by foreign investors as a place to park cash, not as an income source.

My mother in law lived in Long Beach, closer to Ocean Park.

In the mobile home investing space, I've found the best source of information for market insight are the park manager and/or owners (if you're buying in a park) and mobile home dealerships (if buying out on land) as well as real estate agents who specialize in the niche. 

The homeowners use the back entrance to their home rather than their front door which is right next to my front door entrance and comes in directly in front of my bedroom which is noisy my front window is where they park their cars so coming and going in front of my  nice big bay window.

Of particular interest are: Multi-Family Complexes, Medical & Industrial Parks, Warehouse & Storage Facilities, RV & Mobile Home Parks, Sale and Triple NNN lease backs, Agricultural and Timber investments.
