The pet odor is hard to get rid of and turns off future tenants when you show the apt.

I have a rental property which has smoke odor in one bedroom when we purchase it.

They leave the door to their apartment open all the time and the odor coming out of their is just gosh awful.  

I'm not sure if this gives off a poor odor or not, to others.

However, the smell persists.The smell was due to the tenant's body odor.

When she moved out, her damage deposit was refunded & she got another letter of recommendation from her landlord to take with her.Male cats are the worst for odors.

The water should be water tight, the p trap stops the odor of sewer gasses, and it all goes down the drain to the same place.  

Can you specifically mention that "while we can't accept a pet deposit, your security deposit will cover pet damage and any cleaning costs necessary to remove any pet odors"?

The biggest concern for me would be odor.
