I'm guessing his reference to a commercial bank was simply a choice of wording for conventional lender.I agree with your position on using variable rate financing - particularly now where lender have build a generous hedge into their fixed rate products.

All tenants are month to month, so raising the rents is a bit easier and then lock in 1 year leases.There are some bonus opportunities i.e. spreading water bills to tenants as well as airbnb opportunities in 2 of the units as it is on the water, but we are not factoring that in right now.My questions:We have the seller financing option, and the ability to do private for the 30% down second at 8-10% and 2 points.

We owned a 2 bed 1 bath that we purchased in 2006 and shortly after buying it we learned from the city records that the 200 SF bonus room was not a legal addition and the walls were basically poorly mortared cinder block on a concrete floor that was covered up with drywall to make it appear like a finished space.
