I was recently shopping for a used fridge for one of my rentals, and I came across multiple people on Craigslist who were selling appliances (including ovens/ranges) that they told me they removed from their house before the short sale/foreclosure and were now trying to make a few extra bucks on.

Things started to go down hill and they simply took off on the sixth month, leaving behind what ended up being 42 bags of garbage, rotting food in the fridge, cat litter pans full of...well, you can guess.I ended up "raking" up the oldest daughters room to clean it up and was glad I was wearing gloves since, as I got down to the last layer it consisted of used tampon containers simple tossed on the floor instead of in the garbage (sorry if this is too much information).They took the "important" stuff (all the plastic flowers) but left behind all the "unimportant" papers including bank statements and both previous leases (I learned they pulled the same trick on at least two other local landlords) and the new lease...so filing against them was easy since they kindly provided me with their new address where they could be served.They also left behind new clothes with tags on them and I tried a few of the blouses on; they fit and I made sure I was wearing one of them when we went to court and I won my judgement against them.Gail

Completely drywalled including ceilings not soft or hard panel.It was 3 bed 2 bath that I turned into 2 bed 2 bath to make an oversized master bathroom and living room.The master bathroom features a walkin jacuzzi tub and his /her sinks.The kitchen is granite with built in wine cooler, side by side fridge, etc that is included in the sale.I built a outdoor Florida sunroom that is ceramic floors and features a tiki bar.Master bedroom has patio door that I built which leads to cozy balcony in backyard that leads to hut tub with all plumbing and electric underground.Storage / work shed / laundry room has all new plumbing for washer and dryer.PART 2 OF POST WILL FOLLOW

Sometimes a rental having a Fridge or washer and dryer can be the tipping point for some.If its just the slow time then consider lowering your rent to make your place more appealing to live in for renters. or just ride it out when there are more people looking in the spring.

If I have no big money items come up I buy a fridge when its on sale and store it until I need it, same with a hot water heater, or some windows on a closeout sale.

If I did a give-away to drive awareness I'd make it something equally upscale - such as a set of cookwear from Sur la table, a wine fridge, etc.
