Options1) I have some cash buyers who are ready to acquire the property under the as-is condition2) Make basic updates to pass U&O, rent it for two years, and refinance it after to take out my investment and profit. 3) Make an update to get the maximum value from the property (Bought at $126K, as-is value $165K, and updated value $265K)The challenge that I am facing is to make the title clean faster without waiting two years so that I can take my investment out and put it into the next foreclosures.

We have stared the project about a month ago, completely new interior including adding new HVAC all new electrical, flooring, cabinets, tops and so on along with new driveway exterior paint and some siding.My contractor is also an investor, so we were lucky there, good insight to share and also, he has lots of leads for renters.But he is NOT a good photographer LOL. here are some progress pictures .Also, I will like to share that we are closing on one more single-family property early next week and we have a duplex under contract._________________________________________________________________________________________________________________________________________10/12/2024.

I have redone the foundation, all new electric, all new plumbing (PVC to the street), all new kitchen, added a bath, new flooring, all new windows/doors, updated all insulated while walls were open for electrical, new furnace/AC, new siding.

I would like to know, if you have good success with Property Management teams in Huntsville market as my property in in C area(35810) and like to get a very good team who can find good tenants and handle the property well.Also, if you had general contractors who you had success with as well, as I am looking to do new flooring to this home.
