The fireplace is the only thing that uses gas?

Dining room opens to the living room with cozy fireplace and access to the large back deck overlooking the lush greenbelt.

No fire place, however the water heater and furnace both vent into it.

I was thinking, would I install and leave a universal bracket, but what about the next person who doesn't want the TV above the fireplace.

It will be a rental 3 bd 2ba w/ fireplace on each floor.

Most draw is in the summer because we provide amenities to use in the water like SUPs and kayaks, outdoor fireplace, boat rental, etc.

It happens to us during the winter and fortunately the outage was brief and we have a fireplace to keep us warm.
