I don't think I would add extra cash into the deal to buy down the rate, if you have extra cash I would consider doing a 25% down payment, that will usually get you a better rate/terms.

If you have that team, you can make it work without a visit.If visiting isn't possible, put extra effort into the due diligence.

If it's internal then good luck getting them to share the invoice because it's not uncommon for extra hours to be billed for profit or when handyman hours are short that week.Scope:  What was the scope that they repaired?
