this is old tried and true method of simply having you pay them to get credit cards .. there is no need to pay for this service.. unless you want to of course.. there is no magic bullet ut there that is going to give you credit and financing unless you actually qualify for it.But zero interest credit cards are used by some to do rehab and then pay them off issue is though your fico score drops like a rock the second you take on all these CC.Also starting out there is zero chance of getting any kind of business line of Credit that is unsecured.

Here are the numbers I know so far:Rents4 units all currently occupied on one year leases- #1: 1/1 $995 monthly- #2: 1/1 $995 monthly- #3: 1/1 $995 monthly- #4: 2/1 $1,100 monthly- Gross rents: $4,085 monthlyExpenses- $12,070 taxes annually- $350 monthly insurance (my estimate, they have liability only right now)- $175 monthly landscaping- $120 water (electrical on separate meters, tenant pays)- Total expenses: $1,651 monthlyNOI around $2,434 before vacancy, maintenance, and management (although i would likely self-manage these)Property needs about $50K in other repairs and udpates from what I can see.

I am not going to say there is a best lending model, but brokers legally can not be paid as much as IMB's, and I tend to be cheaper in more situation than not when comparing a loan estimate from an actual lender.

At least 2-3 times each week, I get a referral or lead for someone wanting to buy an investment property with 5% down that cashflows $23.00/month with an insurance estimate that is half of what's realistic.

I have gotten some estimates and that looks like about $30k total if I just use local contractors, If I do some of the work myself and do it as cheap as possible, I might be able to do it for $20k.
