Take chances on things with relatively small penalties if you want to take chances, not on your SD IRA which can be fully and immediately distributed as of the first of the current calendar year if you are involved in a prohibited transaction. 

We can't do the expo this weekend due to previous plans but my hubby and I did join MAREIA two weeks ago - meetings are on their calendar with regularity and it's in Owings Mills (right near you, I believe).

Also, I thought it would be cool if we had a calendar so people could post local REI events or clubs since I see so many BP meetups on here I thought that would be handy

Put me on the calendar to give that class on Feb 7th 2017.

#2  I've noticed that some of the most interesting properties transitioned from the auction calendar to the "Closed or Cancelled" category a few days or weeks before the auction.

Look at the prices and the availability calendars to guage how much gross income they bring in.  

It's never too late, though...I figure in 10-20 years it will be a great read.I also have a rolling calendar reminder to re-read my yearly goals every month so I don't forget about them, and forget to take action (out of sight, out of mind).

The Reverse 1031 Exchange would allow you to buy the replacement property first and not have to worry about the builder's schedules, and then you would have 45 calendar days to identify what you are going to sell as part of the transaction and 180 calendar days to complete the sale. 

About once a month I'll check my calendars for 1 night gaps and switch those nights to 1 night minimum and RAISE the nightly rate a few bucks (to keep out the riff raff that generally comes with one nighters).
