another topic, Has any one every used bus stop-bench ads?

so work force more diverse.. but that also leads to very moderate gains in values and values because there are so many rentals are really related to what one will pay for a given cash flow and the 1% rule seems to be the bench mark for OOS investors to take the leap to other markets.. unlike the west coast were our locals are happy at the .05% rule... there is no way they are going to Memphis or Cleveland or any other mid west market for the 05% rule.. why would they with no real value growth there are better ways and safer ways to invest.So where does the investment real estate inventory come from.1. burnt out landlord syndrome there are areas of the city that many won't work in @Chris Clothier commented on those neighborhoods in a thread earlier this week. 

How many exist strategies will you have on this property at this purchase price,  have you pressed for better terms or a lower cost based on how well numbers work for your market etc...

In a press conference last week, President Zelenskiy said that the interest rate for mortgages would "soon" be 10%.

I figured I'd ask but I can't press it anymore.  

If the answer is yes then my guess is that you'd be hard pressed to find a traditional lender for something so unconventional.  

I know in the Salt Lake valley you'd be pretty hard pressed to find a duplex for 150k right now. 

My dad starting in RE in 1965ish.. did not like the 3 leads a week the managers gave him... ( think Glen Gary glen ross) so he went out bought a printing press and taught me how to run it... then on sat me a a bunch of my buddies would walk the neighborhoods and put 2 to 3,000 door hangers out... we got paid a penny a piece... so it cost my dad maybe 5 cents.
