Your relationship with your Dad is far too precious to risk over things like this.Specifically, you need to outline when, how and what percentage of the business will transfer to you. 

We were looking around the areas of Bangor, Portland, and Augusta, as well as nearer the coast.

Trying to get the maximum out of the precious capital available.

Does anyone have expierence or recommendations for PMs in the area?

SLIM.And if you DO reach a person THAT motivated with your mailers, you need to hope and pray they only got YOUR mailer, and not 15 others.AND you have to hope and pray they won't go to internet to look up your mailer, or the idea YOU implanted into their head that there ARE people out there (cash buyers) that buy house sin cash... and they flocking to internet to find one thanks to YOUR precious mailer.

There are certainly people that are syndicating in Augusta, GA.

We our unhappy with our current jobs and are looking to get new jobs and move back home with my parents in Augusta, Ga.  

I did one last month in Augusta and it sold this week.. my cleint there was like I am done with private investors will jsut stick to your deal Jay  LOL  .. consistency and not running out of money is important.. not that we are a bottomless pit but for those that work with us I have never failed to fund if the deal hit the parameters.
