The answer probably depends on your long-term goal and how long the long-term means for you.You are correct that if you put 30% down on three properties, you will then have to wait until you accumulate enough cash via appreciation, cash flow, and savings in order to buy the next property. if you execute a brrrr, you would be able to keep going.

Yes you can sell it, you will need to record the land contract with the county to show your equitable interest and make sure in the land contract it gives the ability to sell the property for more than the loan amount and the current owner will oblige to execute the documents as part of receiving the money.

Commercial debt is dicey right now to say the least ... when John Kane can't get a lending partner to execute a project (Downtown South) it should be no surprise that smaller regional and local builders are struggling also.
