I want to buy another note in my SDIRA but I’d have to wait a full year before having enough to buy a decent one.

I believe it started at $700/mo in the good old days of the recession and is now up to $1000 (undervalue about $150 for that area).

I've done these for 5 years now and the fund gets audited every time - knock on wood the outcomes continue to be favorable.

We are able to get great incentives and the ability to own an investment property that take a very light maintenance budget for the first few years is a huge plus.  

However, the average lifespan of companies is 10 to 18 years, so every private-sector job your tenants have will eventually disappear.

So I am contemplating selling when I am ready to move, tentatively in 1-2 years.

Yes of course there are people who think tokenization is cool and you can get some $ from it, but to grow it at scale - real estate is old school and most who invest six figures in real estate are not 25 years old and are not keen on tokenization.

I’ve been paying it on my own for 3 years, since the loan was started.  

It's commonly touted as a "lazy 1031 exchange". where you are simply letting a future cost segregation offset the gain of today.Timing could be an issue if your purchase and cost segregation do not happen in the right tax year.
