The fact that IR's accelerated outside of the worst case scenario models, even outside of a 2 SD, didn't have anything to do with it nor the fact that the local jurisdiction decided to extend the covid moratorium for an extra year resulting in no rent collection for a large portion of the MF property, was certainly factors not considered when applying basic math to the forecasting. 

Further north:- Sacramento gets a lot of corporate people traveling there.

I am from North Carolina but manage my current rental arbitrage properties in Medellin, Colombia & Rio de Janeiro Brazil.Now, I am looking to start buying real estate - likely in the Raleigh/Durham area of North Carolina where I am from, but also open to new markets.I stretched myself very thin on my arbitrage business, so my cash is very low. 

And like most things real estate is location location location.. and our little community of 90 homes borders a year round river ( the Mollala) to the South the finnest retirement community basically in Oregon called Hope Village to the north.

We live in Southern California but have a lot of family in the north east.

We work with 17,000+ hosts across Canada and are quickly expanding throughout North American. 

However, the place I am looking for to stay with my family is north Austin suburb and none of the duplex has a cashflow even if I put 20% down.
