This year, I happened to be in Dallas and visited that office which technically is also a satellite to the main office in Memphis, though the Dallas office probably has 25 people and the Memphis one is 3 or 4 times that big.I really hadn't announced my visit, I texted someone late the day before and asked if I could stop by and they said sure.

This is just the latest in an arduous process, to find the deal under market value on the land, rezone it to multifamily district (long and costly process), permit a six suite rental (difficult with many technical fire code and structural engineering challenges), build the units (using all my experience in home building and every possible favour and technique learned over the years to project manage), get financing to finish construction (from a private lender after the bank lenders totally dried up on this type of financing), and pre lease the units while under construction to quality tenants.

By getting great deals, my 90% loan to purchase (and technically 100% at times because I sometimes borrowed the down payment money) was something like 70% loan value.

This usually keeps it to where your tenant is only technically renting their room and has common area access to the rest of the house.
