IN Oregon Multnomah county has a tax but its a small income tax for all citizens.. not tagged to property.. and of course out our way we do not differentiate between owner occ and invesetor.. same tax for all.

You have to establish which liens are senior to the lien position being foreclosed, and which are junior; and you have to know the types of liens that are super-priority in that local area.

The county has to notify any mortgage companies of the pending tax sale and if they choose to do nothing then when the tax deed is issued the mortgage is wiped out.Pretty much the only liens that would be senior to a tax lien is a IRS or State income tax lien.All other liens are wiped out when the higher priority tax Deed is issued.I also have a good working relationship with my county officials.

I do already have some knowledge of management from my dad because I did something similar for my senior project in high school and I have him for any questions I may have along the way.I guess some of my questions are what would be a good cap rate to shoot for?
