We would use it 1 week a year (like we do now) so the 3K we'd normally pay would be used by the condo and the occasional get away during off-season.

We're in the middle of low season with an average booking window of 30 days so I'm not expecting a lot of tangible performance improvements until early September.Re: Revenue management, is there anything I'm missing to improve this area?

Seasoning seems to be the problem..

The 401k I used to have said if I default it didn't negatively affect my credit, but that it would become a taxable event like a withdrawal (come tax season) and I would have to pay penalties for the amount I had remaining. 

I also recommend get pillows, pillow inserts and decorative pillow covers off Amazon.  

We do not have any minimums - although we do have seasonality here in Tampa, our units are active and get activity year round so it is not really necessary. 

@ J Scott would you say that FTF flip is a good route to go for newbie investors or do they only work with seasoned investors?
