So i am starting to think that yea that figure is high, but i really think most of it isn't from paralyzation through analysis, but more of weeding out scam after scam

Too many scam artist out there nowdays

This isn't to stir the pot again, as it appears you two have kissed and made up, but this is to inform the unsuspecting who may be confounded by the banter raised here.   

I figured it was Scott Yancey's name on the line that this wouldn't be a scam but after reading a lot of articles, I feel like a sucker.

Borrowers searching for hard money loans often encounter predators or upfront fee loan scams rather than legitimate hard money lenders.

it may be use full to attend the free workshop to make connections to other people in your area that also want to get into real estate but when it comes to a 20 or 40k education that is a SCAM because anyone who needs that much education for real estate should probably be in some sort of assisted living situation...

My fear is that I pay the $395 fee plus $45/50 for the text book and the websites are a scam.

If they decline then they could be a scam.

As well I'm wishing to flip properties myself been doing it for everyone else I've had realtor's coming to me helping get properties but some how I'm always getting hooked up with fake lenders & doing a deal then falls thru the cracks cuz so many people are scamming people & it's embarrassing so many of them out there.
