I'm very interested in real estate development and would like to know more about it and in the future pursuit a few projects.I have quite a bit of experience working on the design side for both commercial and residential developments.

I've also learned that some investors take LLCs to the point of placing each investment (i.e. house) in it's own individual LLC because let's say that a tenant in that house comes after me for mold (a common plaintiff pursuit), then their lawyer cannot go through the secretary of states (where LLCs are listed) and see that I own more than one home and go after me for everything that's in that specific LLC.  

In between they have a dedicated passion in their pursuit of those goals. 

That hour is goal hour and dedicated to my real estate pursuits.

In this way (and again this is just my opinion), it seems to me that wholesaling is itself the real rat race (since it is highly likely that I will be dedicating my life to the pursuit of something where I am very unlikely to succeed). 

Then I can fork over the cash to title/escrow, pay off the loan holder (no mortgage will be done on my end) in exchange for title in my name and no pursuit of foreclosure for previous owner, and then I give previous owner say $5-10K relocation if I choose and 14 days to move out via a C4K form (is there such a document for them to sign?). 

Thats neat that you work as a mortgage loan originator, I bet you know a lot on the subject, which can hopefully assist you with own personal pursuits.
