If you were being interviewed at one of your properties, (1)what type of preliminary questions should I ask you about it? 

I guess another way to phrase that is - should I keep the preliminary discussion around financials and reason for sale?

I mean, if I ignore the 70% rule and paid 80% of ARV and the foundation cost $50K to repair, I might still walk away with $100K profit.BUT...He told me that as a newbie, while the foundation experts are pretty good at estimations, we should pad any foundation estimate by at least 10-20% since we may not be able to take a huge hit if they're wrong.And any preliminary offer you make should be contingent upon what the inspector says.All in all, I'm not going to let cracks scare me off but you need to do what makes you comfortable.

Also any suggestions where I can run a run a preliminary title, lien and other due diligence search that won't break my bank before I bid on a property?

@Chris McmahanWell, is your market that good you have that many prospects you want to do a preliminary title search? 

Shouldn’t I be doing preliminary analyses at home looking at potential deals, then if the deal looks good on paper, then go out to look at it?
