In the next 5 years, we have 2 twin span international bridge projects, a new hospital, and the expansions of the university and college.

How can I market my STR the parents of the university students who are in town visiting their students? 

As I see it, the only ways that real estate pays you well in the first 3-5 years is low to no leverage or a strategy that requires more work (short term rental, mid term rental, rent by the room, etc.).
