If it was built in the 1960s it could potentially have aluminum wiring, which isn't necessarily a deal killer but is far from ideal.I mean no offense by this, but if you're still learning the basics of cap rate you should really get someone experienced with small apartment complexes on your team to come look at the property with you.

The expectation that you would save all that money all that time is probably a bit unrealistic as well in my estimation (no offense intended whatsoever)... just that you will (or should) find a better interim purpose for the money.
