No offense to Orlando, but financial advisors will always tell you retirement accounts are the best because they can make more money when your money is locked up for decades.I would encourage you to do more research before locking up your money until you are 59 1/2.

No offense my friend, but your first step needs to be getting pre-approved with a lender before doing analysis paralysis. 

Adding to that is the younger generations (no offense meant) are fluid. 

I have found that when dealing with problems where a tenant is doing something offensive,  the best course of action is to be direct and matter of fact.

Loan in PLN, repay in PLN, as simple as that (and that's what any small investor should do when using $ to invest overseas; limit exposure to a absolute minimum, certainly when the income is in a exotic currency (no offense, but PLN is no CHF, EUR or GBP as of yet:-) op

If it was built in the 1960s it could potentially have aluminum wiring, which isn't necessarily a deal killer but is far from ideal.I mean no offense by this, but if you're still learning the basics of cap rate you should really get someone experienced with small apartment complexes on your team to come look at the property with you.

The expectation that you would save all that money all that time is probably a bit unrealistic as well in my estimation (no offense intended whatsoever)... just that you will (or should) find a better interim purpose for the money.
