@AJ Wong my prior STR experience was with a home that rented well, but was getting to the point where major upgrades/renovations were going to be needed in the near future to keep it in the “mid luxury” market.

In mid May we complete a rehab of a little unit that we budgeted $60k and it went over $100k.  

We specialize in turning around small to mid multifamily properties but also have a lot of SF.

I am looking at Lennar in my area and the front end incentives are hard to pass up.Lennar is a mid-tier large production builder.

Our recent mid-term rental guests moved out and left the place immaculate.

I was in the military in the mid 90s, a slightly different time with zero Internet information and the world was very active.

Currently we are dealing in single family homes and non-commercial multi-family but have future growth visions on mid-sized commercial multi-family as well as STR's.Outside of real estate, I enjoy God - Family - Fishing and Friends.Excited to learn and connect with you all!

Any of the NC cities you listed are a good go-to for the mid to long term in my opinion.

The tenant's are moving out this summer and I'll be looking for new tenants, however, I'd like to rent out my unit to mid-term tenants while I'm away traveling for months at a time.

This would really be a long shot deal and not anything I would be bothered with unless you were talking significant sums of money, say in the mid 5 figures or more.
