Typically those company will be better as they have more of a vested interest in taking care of your properties. 

You take over management, put your 10K down and make sure to get a nice spread between the rents that you are in-taking and the payments you are providing the seller.  

Broaden your scope and include other buyers, partner with them in taking the option, then later sell out your partnership interest!

Otherwise, what value is there for the seller in taking the risk of default?

@Tyler Fall This is going to sound really weird but I like the look at the air conditioning intakes to see how dusty/dirty they are.  

I would go in take photos of the place document the condition and tell him in writing that you either want to be put up in hotel or out of lease. with full deposit and rent returned.this is horrible and you should have been taken care of better the $63.00 a day for his insurance is his problem you are a family of 4 and pick a reasonable priced hotel by the week within your kids school district and find out what the fee is.. then you have somewhere to start with your demand.I'd get a attorney if the landlord does not step up to the plate.
