If the owner doesn't mind a tenant throwing out an old fridge, they will sometimes include the fridge as personal property included with the unit, but it won't be maintained or replaced if it breaks.

The in law suite has a kitchenette (hot plate, sink, fridge, no more).

Fridge? 

All of those appliances, microwave, dishwasher fridge, a/c should be on code compliant dedicated circuits.I assume the stove is gas with a 110v outlet for ancillary needs like a clock & oven lights etc.

Once inspected you document and check the fridge to see if they still have food left and if they have toiletries.

I have purchased my fifth rental (new construction) and need to buy fridge, washer/dryer, blinds and garage door opener.

We’re hoping that the rental market improves come January.Given the current tenants in this unit moved out early, I’m taking the opportunity to make some improvements to the unit - fresh paint, washer and dryer and buying a new fridge and stove.

I saw one in an adjacent park to Park #1 that had a washer, dryer and fridge in operation on the front porch!
