It's just going to be hard to get into your, and your dad's mind(s) with regards to understanding your risk tolerance levels, as well as your capabilities.

I suspect that as part of what is considered in doing a full blown appraisal, your overall risk profile and DSR (Debt Service Ratio) will be looked at.You have to be careful about your assumptions and ensure that the stuff you're adding to your portfolio is capable of producing the income where that looks favorable, especially if you don't have other earnings (or much of them). 

I would also recommend that you find the realtor in your desired segment who has specific analytical capability with up-to-date market data. 

If your portal doesn't show this, I'd ask the sponsor to turn that metric on (it's almost a guarantee the portal is capable of showing it, the sponsor just hasn't enabled it). 

My GC is busy however he is very capable of adding crews as needed.
