Everything aforementioned is great information, I just wanted to provide a little extra color in the hopes it assists your client's decision.

All RE is local and neighborhoods can command different rents and prices just blocks from each other within the same cities.

And an added fact, I am "boots on", guess who knows the market best, who can tell you exactly what rent projections are, what block is B class, C or D.

As for counters, I go solid surface (a solid colored granite or quartz).  

My thought was to block Saturday check-in/check out up until a few days before that date, allowing me to capitalize on bookings that may include the Saturday.

They were talking about paint colors and how things made them feel and I was talking about cost per sq foot and the value of the property, so there was a disconnect in how we perceived the buying process. 

Are there other multiunit properties on the block? 

As for the neighbors, they appreciate that we took a neighborhood eyesore and made it the nicest house on the block so that goes a long way towards building goodwill. 

People participating are all over the rainbow in background, personality, strengths, financial position, family make up, and color. 

You can build up goodwill sending grocery cards at Christmas, having a mini fridge to rush over the moment there is a problem, giving rent credits, etc. and it will mean LESS THAN ZERO as soon as you have a late fee you expect them to pay, a pet that you cannot approve, anytime the rent goes up, telling them they can't paint the walls and ceiling the color they want... then you are the scumbag landlord.
