Broadly speaking, the HML will be looking at two things, the deal itself, and you as the borrower.Items a HML would look at preliminarily for a deal:- Property type- Location (lenders sometimes have an issue if the pop. is too low)- Do you already own the property?

Usually you want a CMBS loan to only have fraud and bankruptcy as recourse provisions (very narrow instead of broad).When an assumption is done you can waste 6 months and not get anywhere.

While I waited I did the opposite and stuck nearly all of my capital into equities with close to the same balance as you, I used the broad index as my saving account which paid off quite a bit.Househacking in NYC or even parts of NJ was a struggle for me because I couldn't find a deal that I was really satisfied with.
